

A modern indoor skate park in historic industrial architecture – CASA is an innovative place for urban roller sports in the listed Eggenfabrik, which harmonizes the existing industrial building with a contemporary use. The approx. 1000 m² main hall has been carefully converted into an inclusive space for skateboarding, BMX, stunt scooters and WCMX. Characteristic components such as the filigree iron framework of the roof structure and large windows were integrated into the design concept and complemented by robust materials such as exposed concrete and untreated steel. The incident daylight sets the scene for the space and reinforces the spatial connection between the historic building and its new function.
The sports planning is based on the principle of a street-flow park: linear elements inspired by urban architecture are combined with organic transitions and linked via a multi-line concept to create an open, fluidly playable spatial structure. The modular addition of mobile elements allows for flexible, adaptable use. A particular focus was placed on inclusion: all areas of the facility are accessible and were designed to meet the requirements of the WCMX community.
In addition to the functional sports areas, CASA offers recreational and meeting zones with a high quality of stay. A gallery-like intermediate level functions as a retreat and event area with a view of the driving surface, while space for informal appropriation has been created along the edges of use. The center thus becomes a social space that combines sporting, cultural and communal use.
Behnisch Architekten were responsible for the architectural planning and realization. Their services included the energy-efficient refurbishment and the overall transformation of the listed building into a sustainable usage concept. While preserving the historic fabric of the building, a sustainable spatial structure was developed that meets the principles of ecological building culture with elements such as a sensor-controlled ventilation system, PV-equipped skylights, a green façade and a connection to the district heating network – and forms the unique architectural framework for the diverse use of CASA.
